How the review works:
Every second-chance application goes through the same verification as a standard one - and then some.
Current income and employment are confirmed
Rental history is reviewed in full context, not just flagged and rejected
References are checked and considered seriously
Lease expectations are explained clearly before any commitment is made
Owner approval is required before a second-chance placement moves forward
Allen & Company reviews every application individually. If you have a past eviction, medical collections, a prior job loss, or a complicated rental history, that does not automatically end your application.

Pets Are Welcome In Many Of Our Properties.
Allen & Company accepts pets in a number of our managed properties. Policies vary by unit, so check each listing for the specific details before applying.
Service animals are trained to perform specific tasks for a person with a documented disability. They are not classified as pets under Fair Housing law and no pet deposit or fee applies to them.
Emotional support animals (ESAs) provide comfort and support related to a disability. ESAs are also protected under Fair Housing guidelines. Landlords may request documentation from a licensed mental health professional. Pet fees do not apply to ESAs.
If you have a service animal or ESA, note this during your application and we will handle it correctly.

How do I apply?
Browse available listings and click through to apply directly from the property page. You will complete the application through our secure online portal and can upload your documents there. If you need help at any point, call us directly.
What does it cost to apply?
The application itself is free. The background screening is $32 per adult applicant. That covers the credit, criminal, and eviction check. There are no other fees before approval.
How long does approval take?
Most applications are reviewed within one to two business days once all documents are received and the background screening is complete. If we need anything additional, we will reach out to you directly rather than leaving your application in limbo.
Do you allow pets?
Many of our properties are pet-friendly. Policies vary by unit - see each listing for the specifics. If you have a service animal or ESA, those are handled separately under Fair Housing guidelines and no pet fee applies.
What documents do I need?
A government-issued ID and proof of income are required for every applicant. Recent pay stubs, bank statements, or employer letters all work. Some properties may request additional documentation depending on screening criteria.
How do showings work?
Select a showing time from the listing page. Some properties offer self-guided showings - if so, you will receive access instructions after requesting a time. If you have questions about a specific property before scheduling, reach out and we will help.
What happens after I am approved?
We will contact you with next steps to secure the home. This includes signing the lease and submitting your move-in payment. We walk you through each step so nothing is unclear before you commit.
Do you offer second chance leasing?
Yes. We review every application individually and consider the full picture, not just a credit score. If you have a complicated history, reach out before you apply and we will give you an honest assessment of what we can work with. We would rather have that conversation early than leave you guessing.
