Owner approval comes first. We never place a second-chance applicant in a property without the owner's explicit agreement. Their investment is protected before anything else moves forward.

Every applicant is reviewed individually. A past eviction or a difficult period does not automatically disqualify someone. What matters is the full picture: current income, current stability, and current character.
