Common Questions From Allens & Company Owners
How do you screen tenants?
Every application goes through income verification, credit review, criminal background check, eviction history, and rental history when available. The goal is to place someone who will care for the property and pay on time. For second-chance applicants, we review individually and require owner approval before moving forward.
When do I start paying management fees?
Only once a qualified tenant is placed and your lease is active. No fees while your property is vacant.
How and when do I get paid?
Owner disbursements go out via direct deposit by the 15th of each month. Your online portal shows every transaction - rent collected, expenses paid, and your net disbursement - so you always know where things stand without having to ask.
How do you handle maintenance and repairs?
Tenants submit requests through their portal or by contacting us directly. We review every request, troubleshoot where possible, and coordinate trusted local vendors when a repair is needed. For non-emergency work above the limit set in your management agreement, we reach out to you for approval before scheduling anything. Emergency repairs that affect safety are handled immediately.
What if a tenant stops paying rent?
We follow a consistent process: late notice, direct communication with the tenant, and escalation to eviction proceedings if the situation is not resolved. You are informed at each step. We handle the coordination so you do not have to manage the process yourself.
Can I use my own vendors?
In most cases, yes. If you have preferred vendors who are insured and can meet our response timelines, we can note them on your account and use them when appropriate.
How do I cancel if this is not the right fit?
The management agreement outlines the notice period and any applicable terms. We keep the process straightforward. If it is not working, we would rather part ways cleanly than have an owner who is not satisfied. That is not the kind of relationship we want to run.
